Frequently Asked Questions

Our initial consultation in autumn 2025 was for c.123,000 square metres of employment space. Since then, the wider Cambridge 25 site received a draft allocation for employment in the draft Greater Cambridge Local Plan for around 240,000 square metres of employment floor space and ancillary uses.

As such, we are now consulting on a revised and expanded masterplan which includes land to both the east and west of the bridleway. The initial plans we consulted on previously were only for land to the east of the bridleway.

Cambridge City Council (CCC) and South Cambridgeshire District Council (SCDC) are working together to create a new joint Local Plan for Greater Cambridge. This will help to guide and inform where new development is to be brought forward over the next 20 years, including housing, employment and infrastructure. All planning authorities are required to have a local plan in place under national planning policy.

The Cambridge 25 site received a draft allocation in the draft Greater Cambridge Local Plan, published in the autumn of 2025. This means that the Greater Cambridge Shared Planning Service (GCSPS, the joint initiative between CCC and SCDC) has recognised the suitability of the site as a key part of the district’s future growth plans.

We will be submitting an outline planning application for the site in spring 2026. Subject to securing outline planning permission, further detailed planning applications (known as ‘reserved matters’) will then be submitted for determination by South Cambridge District Council.

We would expect outline planning approval to be secured by 2027, ahead of the new authorities coming into effect in 2028.
